Yes, the holidays are over, and it is time to get back into a fitness routine! Healthy living starts at home, and our communities offer great ways for you to get fit... whether it is at one of our communities featuring a fitness center, or enjoying the walking/jogging paths that enhance most of our communities. Most fitness experts agree, just moving a little gets your heart rate pumping, so an extreme fitness plan may not appeal to you, but daily walks around your neighborhood can do just the trick. The key is to get at least 30 minutes of time in for you to get any results.
Nearby fitness centers, parks and recreation centers also offer great ways for you to increase your exercise in 2012 too, and all of our communities are located near to these facilities. Some facilties are even offering discounts to entice people in who have made getting fit part of their new years resolutions. Whatever you choose to do, be sure to consult with your doctor before beginning any exercise regime.

We’ve put a list of quick tips to help get you moving:

1. You don't have to enter a marathon. You just need to get your body moving each day. Once you start, you'll find yourself wanting to do more workouts.

2. Don’t think of it as exercise. Think of it as a reward rather than something you HAVE to do.

3. Choose a program you enjoy... Like dance classes, a gym, tennis lessons, etc.. choose something that is right for you so you actually look forward to it.

4. Make it convenient. Exercise when you are at your most energetic. Be sure to have your gym bag ready before you’re ready!

5. Don’t make it painful. Start slow and build up your endurance. This is not a race, this is about getting fit.

6. Exercise with friends. The social aspect of an exercise group or pairing can do wonders. Friends can also help with motivating you on days you feel less than enthusiastic

7. Try a reward system. Tempt yourself to do some many sessions per week/month and then reward yourself with a new shirt, or pair of shoes!

8. Remember, every body needs a day off. Take at least one day off per week and don’t beat yourself up if you skip a day or two. Jump back into your routine. Remember, do anything for 21 days and it becomes a habit.

For over a year now, Chesapeake Homes has been a sponsor of Susan G. Komen Tidewater affiliate in the hopes of creating awareness for breast cancer, and helping to get their message and information out! This year, we are starting our campaign a little earlier than the traditional month of October only promotion seen across the United States.

Today, we turned our web site pink, and that's just for starters! On Sat., Sept. 24 at our Lexington community in Virginia Beach, we'll be hosting the walk A Mile in Her Shoes event. From 9 a.m. to noon, this free "race" will feature local manly men donning ladies shoes and "walking" one mile around the community. But, this is not just a men-only event... wives, girlfriends, kids, everyone is invited to come out and join in the fun all with the common goal of supporting Susan G. Komen. We'll have chef
demonstrations in our models, local DJ's playing music, free foot massages for participants, Komen merchandise for sale, Oct. 15 race registrations, face painting & shoe decorating, even the Old Dudes Motorcycle Club will be out here donning their fanciest pumps and marching around! It is sure to be a great day and event for the Komen cause, and we are thrilled it is featured in one of our communities.

    — foods for infants or the elderly

    — cooking tools / fuel

Local Susan G. Komen Efforts

With the Susan G. Komen Tidewater affiliate's Race for the Cure a little over two months away, we wanted to make you aware of our on-going efforts to raise awareness for breast cancer. Our involvement with this valuable organization's cause is not just a once a year opportunity, but rather a year long campaign to help share information, create awareness and provide opportunities for fundraising and much-needed support.

We began our support of Susan G. Komen's Tidewater affliate over a year ago, and along the way have learned of many residents, employees and neighbors who either personally share, or through a family-member or friend, can relate to the battle of dealing with breast cancer. For this reason, we provide pink packets in our sales offices, and offer a constant reminder that early detection is the best defense.

Upcoming, we will be joining the Komen folks and their supporters at the Norfolk Tides Bat for a Cure at Harbor Park on Thursday night, August 18, 2011. Come out and watch a breast cancer survivor throw out the first pitch and another sing the national anthem beginning at 7 p.m. We invite you to wear pink that night in support of the fight to end breast cancer. Plus, the first 2,000 women over age 18, will receive a free pink tote bag. And, when tickets are purchased through Komen, a $4/ticket donation will be made back to Komen. Won't you join us as we cheer on the Tides AND rally around Susan G. Komen Tidewater?!

HOMEOWNERSHIP TAX ADVANTAGES

Buying a home is one of the smartest purchases you can ever make. One reason is that homeownership has many positive tax implications. The three most important sources of tax savings for home owners are the:

* deductions for mortgage interest

* deductions for real estate taxes

* capital gain exclusion for the sale of a principal residence

The deductions for mortgage interest and real estate taxes reduce the annual cost of homeownership by reducing the home owner’s tax liability each year. Home owners who itemize their taxes can deduct from taxable income interest allocable to a first or second home for up to $1 million of mortgage debt and $100,000 of home equity loans. And most state and local taxes paid on homes are also deductible.

When the home is sold, the capital gain exclusion can again provide home owners a tax benefit. Under present law, sellers of a principal residence can exclude from taxation profits from the sale of a home, up to $500,000 for married taxpayers and $250,000 for single taxpayers. With capital gain tax rates expected to increase from 15 to 20 percent in coming years, these tax savings can be substantial.

Research by economists at the National Association of Home Builders, of which Chesapeake Homes is a member, estimated the tax savings for home owners for certain income and mortgage amounts. For a married couple with an income of $80,000 per year and an initial mortgage amount of $250,000, the tax savings from the mortgage interest and real estate tax deductions are estimated to save the couple more than $11,000 in the first five years of homeownership. Assuming the couple owns the home for twelve years, these savings grow to more than $25,000 over the time period. Combined with the capital gains exclusion, the total tax savings for the entire period of ownership exceeds $52,000. For a couple with an income of $60,000 and an initial mortgage of $180,000, the five years tax savings total more than $6,000 and the total savings over a twelve year period are estimated to be more than $33,000.

Holiday Season!

It's the time of year when we drag out lights and décor, and add a festive touch indoors and out. But don't forget a few important tips when it comes to decorating, so your home is safe AND seasonal!

We at Chesapeake Homes remind you that safety should always play an important role in your holiday decorating. Depending on the age of your family members, remember to not have enticing decorations that a small child could easily pull down upon themselves. Family pets need consideration too - bows, tinsel, strands of ribbons and lights, can all look like toys to pets, so here too be sure they are looked after. Even certain holiday plants and greenery can be dangerous if ingested by children or pets, so keep out of reach or better yet, use realistic artificial greens.

The number one holiday accident typically begins with electricity, so pay attention to these suggestions when pulling out and putting up the lights:

• Make sure all lights you purchase contain the Underwriters Laboratories (UL) label, which means they meet UL safety requirements.

• While you're reading labels, be sure you're buying the right set for indoor use, outdoor use, or both.

• Before decorating, check all light sets for frayed wires, damaged sockets, or cracked insulation. If you find any defects, replace the entire set.

• All outdoor cords, plugs and sockets must be weatherproof. Keep electrical connections off the ground, and make sure wiring is kept clear of drainpipes and railings to prevent any risk of shock. It's also a good idea to use a ground fault circuit interrupter on each circuit. If current leaks through frayed or damaged wires, the interrupter will shut off the lights.

• Don't overload your electrical circuits. Circuits in older homes carry a maximum of 1800 watts each. Most newer homes can handle 2400 watts each.

It was a Beautiful Morning at the Virginia Beach Oceanfront.

Saturday, Oct. 16, 2010 started out early on the boardwalk at the oceanfront. We held the honor of having our booth right next to King Neptune. By 7 a.m. hundreds of of racers and event visitors began to arrive... by 8 a.m. the number swelled into the thousands!

Deployed Service Personnel Still Eligible For Tax Credit!

We at Chesapeake Homes love our military families here in Hampton Roads, that's why we want you all to be aware that you may have an additional year to buy a home and claim the home buyer tax credit, which expired for most Americans on April 30.

The law provides qualified service members who served on official extended duty outside of the United States for 90 days or more at any time between January 1, 2009, to April 30, 2010, another year to buy a home and claim the credit. They have until April 30, 2011, to sign a sales contract, and until
June 30, 2011, to settle and close on the home. Both the $8,000 first-time and $6,500 repeat home buyer tax credits are included in the rule.

“Qualified service members” are defined as a member of the uniformed services of the United States military, a member of the Foreign Service of the United States, or an employee of the intelligence community.

The rule that requires buyers to repay the credit if they move out of their home within three years has also been waived for qualified service members if they have to sell their home due to receiving government orders for extended duty service.

Chesapeake Homes' Sales Offices & Models Will Be Closed For Thanksgiving!

Thanksgiving is one of those few days of the year when everyone should be at home enjoying the company of family or dear friends. We at Chesapeake Homes want our employees to be able to enjoy this day off as well, and so our sales offices and models will be closed on Thursday, November 26, 2009 in observance of the Thanksgiving holiday.
